1.   Schematic Design:

Project establishment, preparation of existing condition drawings followed by schematic designs, illustrated by preliminary sketch drawings, sustainable energy efficiency assessment, and preliminary costing advice.

 

2.   Design Development:

Development of the preferred schematic design, including appropriate drawings, 3D model, costing advice, sustainable energy efficiency assessment, advice on preliminary feedback from consultants, and submission of town planning application to the local council.

 

3.   Rescode Assessment:

Preparation of detailed neighbourhood and site description together with design response.

 

4.   Contract Documentation:

Preparation of detailed working drawings and specifications to achieve a building permit and the subsequent construction of the works, and costing advice.

 

5.   Tendering & Negotiation:

Calling tenders, advise on the tenders received, and assist with tender negotiations.

 

6.   Contract Administration:

Administration of the contract as a registered architect, including checking claims, certificates, cost adjustments and other matters relating to the contract and construction phase.
